Reserve Fund Study
In partnership with an engineering firm, we help condominiums comply with Bill 16 by providing a reserve fund study that includes a maintenance log and management application!
Too many condo corporations settle for the minimum 5% contribution, which can lead to serious financial consequences and unfair cost distribution between generations of owners.
To avoid special assessments and financial stress, proactive and tailored management is essential!
1 - Maintenance Log
The maintenance log is a key tool for managing your asset. It includes all technical and clerical information, records of past work, and planning for future maintenance.
2 - Visual Inspection of Common Areas
The inspection report identifies short-term repairs and elements that may affect the medium- and long-term lifespan of components. It’s essential for establishing the reserve fund and maintaining the integrity of the building.
3 - Reserve Fund Spreadsheet
A detailed document showing the monthly amounts to be set aside by each owner over 1-, 5-, and 25-year horizons. It’s based on the useful life of components, deficiencies noted during inspection, and both past and planned maintenance.
We are the exclusive partner of Hoodi for conducting reserve fund studies in connection with Bill 16.
