You're about to move into your new house or condominium unit, and you're excited for many reasons.
But beware — even though it's a new property, issues can still arise. If they do, it's better to catch them sooner rather than later.
Since the warranty offered by GCR (Garantie Construction Résidentielle) lasts from 1 to 5 years depending on the type of issue discovered, it's crucial to carry out a proper pre-occupancy inspection.
Be Accompanied by a Professional
For a house or a private unit (condo), it's not mandatory to be accompanied by a building professional (such as a certified home inspector) during the pre-occupancy inspection conducted with your builder.
However, GCR strongly recommends it!
A professional inspector can detect potential future problems.

Our inspectors will verify all elements listed in GCR’s mandatory form, as well as additional aspects such as the attic. They will also provide you with a complete, detailed inspection report.
If the report identifies issues that need fixing, you can request that the builder make the necessary corrections.
If the builder does not do so to your satisfaction, you can file a claim with GCR, who will determine whether corrective work is required.
